54 Street upgrades, expanded housing options coming

The Town of Rocky Mountain House is taking steps to increase housing options.

The Town is enacting a Land Use Bylaw amendment to coincide with another borrowing bylaw for $4.2 million to improve and extend 54 Street (Sutherland Drive).

In the 2019 Capital Budget, the Town estimated borrowing of $1,824,000 and a contribution from the developer in the amount of $2,390,000 for a total budget of $4,214,000 for the 54 Street Construction/Improvement Project.

However, due to current economic conditions the developer will be unable to contribute until around 2024.

“The agreement being worked on with the developer is full cost recovery including interest on the loan,” explains Dean Krause, CAO for the Town of Rocky Mountain House.

The upgrade and extension project for 54 Street will travel across the railroad, with the town having approval from CN to put in a crossing, but it can only be done by a contractor of their choosing.

The town is planning to rezone Lot 1 / Block 9 / Plan / 122-3516 and Lot 5 / Block 9 / Plan 142-5210 from (RD)-Reserved for Future Development District to (R1C) Compact Residential. The two parcels consist of approximately 15.173 hectares of land.

“This land is owned by Laebon Developments who will develop this into housing,” says Krause “Them taking this step is a positive indication of development adjacent to 54th street in the near future.”

Land development is a high priority for the Town as growth pressures have led to a lack of housing options and limited land available for residential and non-residential growth.

The Town believes this is a positive sign because they have received three significant rezonings this year.
