Four properties in Clearwater County headed to auction over tax arrears

Clearwater County will be holding a land auction at the Municipal Office this Friday November 1, at 10 a.m. in an attempt to make up for money lost due to unpaid property taxes.

Each parcel will be offered for sale, subject to a reserve bid and to the reservation and conditions contained in the existing certificates of title.

The Municipal Government Act states that Council is required to set a bid for each property that is as close to possible to market value, as such, the county has set prices for the four properties as according to recent property assessments.

“To facilitate the determination of these values, Administration engaged Mackie Valuations Inc. and Colliers International to provide appraisals,” Director of Corporate Services stated in the item report.

Communication Coordinator Djurdjica Tutic states that this hasn’t happened in the county in the last five years.

“Properties have been prepared for public auction in the past, and prior to the date the property owner or bank has stepped in to pay the outstanding property taxes, in that case the auction didn’t take place.”

The county will be facilitating the auction in an attempt to recoup loses, “The County accepts the full amount of the sale; the owing or outstanding property tax amount is kept and the remaining is given to the property owner,” Tutic explains how the money will be distributed after a sale is made.

Tutic added that the County has no current plans if the properties do not sell, the County does have the right to take ownership if there are no buyers following the auction.
