Proposed Red Deer seniors lodge closer to final approval

Construction may soon be going ahead on a new assisted living facility in Red Deer’s Bower neighbourhood.

On Aug. 7, the City’s Municipal Planning Commission (MPC) approved a development permit for Chandos Construction to build a three-storey, 90-unit assisted living facility at 4736 30 Street in Red Deer, site of the former Red Deer Nursing Home.

City officials say 73 parking stalls are planned for both visitors and staff, exceeding current requirements of the City’s Land Use Bylaw (LUB).

As for the building itself, it is planned to be finished in vinyl siding , hardie plank trim, pre-finished metal flashing and cultured stone accents. The building’s design also includes a canopy within the front yard, providing weather protection for drop-off of residents.

City officials say amenity areas would include indoor and outdoor space to be used for the enjoyment and communal use by residents of the facility.

Outdoor amenity space within the building’s courtyard is planned to include raised garden beds, pathways, a covered patio and benches. Multi-purpose spaces will also be offered inside.

The roughly $28 million project was announced in March by the previous NDP government, with the hopes of completion for spring 2021.

Officials note however the proposed project is now in the appeal period where area residents and neighbours are being notified.

Pending any objections, final approval is anticipated August 29.
