Innisfail progressing on new residential area to ease pressure on housing market

A total of 62 residential lots will make up the new Napoleon Lake South development in Innisfail.

At a special meeting earlier this month, town council received a report with the final subdivision layout, neighbourhood design guidelines, and preliminary lot pricing.

The town says the plan to add residential lots comes at a time when demand for housing is high, and when lot availability in the town is low.

There are just 23 lots — duplex and detached — in Bella Vista, plus four in Hazelwood, and no other areas are prepared to make lots available this year.

The belief is that this development will, to some degree, ease pressure on the market.

The area will include townhomes, duplexes and detached homes.

“We hope to attract a range of buyers to the area, with detached-home lots starting at $102,000,” says Meghan Jenkins, the town’s director of community services.

“Although pricing hasn’t been finalized, the numbers provided on February 18 should give us a good idea of where we will ultimately be.”

Final lot prices will be presented to council March 10.

The town adds it is confident that lots can be construction-ready by fall 2025, after infrastructure servicing is complete. For that, there is $4.5 million approved in the municipality’s 2025 capital budget.

Pending council approval, lots will initially be made available through a lot draw process targeted for April, and this will require interested individuals to register before the event.

“The timing of this project in 2025 is important to maintain development momentum and interest in the community,” Jenkins’ administrative report to council reads. “Other larger developers looking at Innisfail’s potential need to have data that the community can sustain a robust level of lot absorption to justify investment.”

Tax revenue is projected to give the town $200,000 annually once all is said and done.
