Appeal board cuts size of Buffalo Lake RV development

An appeal board has cut the size of a controversial RV resort project at Buffalo Lake.

The County of Stettler previously approved 370 lots for the first phase of the Paradise Shores development to be located between the Summer Village of Rochon Sands and Summer Village of White Sands.

Eight appeals were filed by residents opposed to various aspects of the project. Several hearing were held with the final on taking place on Oct. 24.

The County’s Subdivision Development Appeal Board agreed that the proposed density for the project was too high and ruled the number of lots should be cut to 168 for the entire development.

“We trust the process this decision has been made through, and we respect and support the ruling made by the Subdivision Development and Appeal Board. I believe the Board carried out its statutory duty,” Reeve for the County of Stettler Larry Clarke said in a statement.

County CAO Yvette Cassidy says they will now work with the developer to meet the conditions imposed by the appeal board.

Those conditions, in addition to lowering the number of lots, include an updated traffic study, site and landscaping plans, and a geotechnical slope assessment.

The developers are also to pay for a 38-stall truck and trailer parking lot near the White Sands boat launch, build any new roads required by the traffic study and provide other access to the Paradise Shores development.

As well, any outdoor amenities and recreational facilities must be completed within one year from the date of the approved site plan.
