Average rental prices in Alberta’s secondary cities continue to lead the country

The latest figures from Rentals.ca continue to show that Alberta’s secondary, medium-sized cities remain the most affordable places to rent anywhere in the country.

In its latest survey, released Monday, four Alberta cities – Fort McMurray, Lloydminster, Medicine Hat, and Red Deer took up the first four spots ranging in price from $1,281 to $1,389-per-month.

Grande Prairie and Lethbridge, who placed 6th and 7th among the top 25 markets outside of Canada’s six largest centres, were within one hundred dollars more.

The nine most expensive medium-sized communities to rent were all in either Ontario or Quebec, with Brossard, QC, the highest, averaging a rental price of $1,921.

Provincially, and including Edmonton and Calgary in the equation, the average rate for a one-bedroom unit last month was $1,421, while it was $1,754 for a two-bedroom, an easing of close to four percent year-over-year when compared to May 2025.

Alberta’s two bordering neighbours had the highest and lowest numbers, among provinces, with B.C. at the top end of the scale.

The average rental rate across Canada stood at $2, 029-per month in May for apartments, condos, houses, and townhomes combined, with Alberta’s overall figure at $1,766-per-month.
