New multi-family building approved for South Hill

The City’s Municipal Planning Commission (MPC) has given the go-ahead for a new apartment building on Red Deer’s South Hill.

The three-story, 24-unit building by Sorento Custom Homes Ltd. will be at 3610 51 Avenue and provide 35 parking stalls for both tenants and visitors, which according to City officials meets parking requirements of the Land Use Bylaw (LUB).

Erin Stuart, Inspections and Licensing Manager for the City of Red Deer, says these types of developments are encouraged in older neighbourhoods.

“It gives an opportunity to revitalize the area and bring some new development into that area,” she exclaims. “We always see this as a positive or a benefit. Plus when they’re able to provide for things such as parking on the site, as well as amenity areas for the residents, those are also looked upon as positive.”

However, despite concerns over parking and increased traffic in the area voiced by some nearby residents, Stuart says the building will provide sufficient on-site parking.

“The proposed parking is provided for at the rear of the site,” she explains. “So its access by the lane but it’s all above ground. Some of the concerns from area residents were in relation to putting the parking underground.”

In terms of next steps, Stuart says there will now be public notice of the development and an appeal process before shovels hit the dirt.

“If anyone felt that they really did not want to see the development occur, they could appeal the decision,” says Stuart. “Otherwise the Development Permit would be issued following that advertising period and they could apply for the Building Permit and start getting to work. I would assume that they’re likely going to start sometime this summer and getting the foundation in before we start looking at things like snow and frost again in the fall.”
