Per square foot costs for homes in Red Deer up double digits: Century 21 report

In the last year alone, Red Deer has seen a double-digit rise in the price per square foot (PPSF) of a detached house and townhouse, according to a new survey compiled by Century 21.

The survey looked at 50 Canadian communities, and compared various types of homes, including condos and duplexes.

Not only are numbers in Red Deer seemingly skyrocketing, the survey shows Alberta holds the distinction of being the only region without a single drop in the price per square foot.

The PPSF for a detached house in Red Deer in 2024 was $325, but has jumped to $359, an increase of 10.46 per cent. Going back to 2018, the PPSF was $276, but dropped to $252 in 2020 before increasing.

The PPSF for a townhouse in Red Deer in 2024 was $222, but is now $263, or up 18.47 per cent. The survey’s data on townhomes in Red Deer only goes back to 2021 when it was $207.

As for double digit increases, the only other Alberta figures in that range were:

• Detached houses in High River — $421 or up 10.21 per cent
• Condos in Okotoks — $371 or up 14.86 per cent
• Duplexes in St. Albert — $336 or up 11.63 per cent

Calgary’s increases were less than one per cent, but sit at $474 for a house and $422 for a condo. In Edmonton, rises ranged from 4.29 to 7.59 per cent, sitting at $342 for a detached house, $316 for a duplex, and $241 for a condo, the survey says.

Century 21 Canada’s annual survey of data on the price per square foot (PPSF) of properties gathers and compares sales data from its franchises across Canada from January 1 to June 30 of each year. By looking at the price per square foot at the same time each year, the firm is able to get a good idea of how prices have changed over time for similar properties. This year’s survey compares 2024 prices with this year’s results.
