Lot in Eastview rezoned, likely to become residential

A small park space in Red Deer’s Eastview neighbourhood is likely the future home of new residences.

This week, Red Deer city council gave third reading approval to a rezoning for 3733 45 Street, from P1 Parks and Recreation to R2 Residential (Medium Density).

The parcel is City-owned, but will be sold for multi-family residential development. Any funds from the sale are mandated by the Municipal Government Act to be used for park, recreation, school site, or buffering purposes.

As rdnewsNOW reported in October, the plot was also designated as municipal reserve, but that designation was disposed of this week.

Under the MGA, each neighbourhood of the city must have at least 10 per cent municipal reserve. Now that status is gone, Eastview is down to 11.3 per cent.

Administration also noted that the rezoning is in alignment with various City policies, including the 2023-2026 Strategic Plan, the Municipal Development Plan, the Neighbourhood Planning and Design Standards, the River Valley and Tributaries Park Concept Plan, and the Community Housing & Homelessness Integrated Plan.

The City says the property will likely be listed for sale in Q1 2024.
