Medical building to go up at former Red Deer Greyhound site

A three-storey medical-focused building is coming to the currently vacant site of Red Deer’s former Greyhound station.

The development is anticipated for completion by the end of 2025, shares Wes Giesbrecht of Century 21 Advantage.

“The main floor is 7,089 square feet, the second floor is 11,489 square feet, and the third floor is 10,450 square feet, with lots of different options,” he says, noting the base rent price is $30 per square foot.

“It’s a C1-zoned property, so it caters to the professional medical community, and that’s what we’re focusing on because of the proximity to the hospital.”

Giesbrecht says that’s as big as they could go in order to maintain a sensible amount of parking spots, with 50 spaces projected for the .66 acre lot.

“To build a quality place that coincides with hospital expansion, it’ll be vital to professionals,” Giesbrecht believes.

“New doctors are going to need places to go and this will be a really good option for doctors and/or specialists who want to push out their career and do it in a new space.”

The investors are out of Calgary, and Red Deer-based Cognidyn Engineering & Design has done the design.
