County plans to boost growth in Nordegg

Clearwater County plans to enhance existing hamlets in the county by encouraging and providing opportunities for locally appropriate residential and economic expansion.

To accomplish these goals, they intend to put in a Manufactured Home District in the south east portion of the hamlet of Nordegg along Quarry Road.

The goal is to put in 30 fully serviced residential parcels ranging in size from 3700 square foot lots to 7000 square foot lots that would accommodate both single and double-wide manufactured homes as well as ancillary buildings.

A 1700 square foot parcel with an 8 foot wooden wall will act as a buffer along the quarry road in an attempt to reduce both noise and visuals.

Clearwater Councillor Theresa Laing showed concerns that the project didn’t have any storage for residents who had toys (quads, skidoos, etc.) and asked why administration never included any.

“We didn’t add storage because it would have cut in too much to how many residents we could get in,” explained Director of Planning & Development Keith McCrae.

A first reading was reached by Council and are now waiting to proceed to a public hearing.

“I think we should set up a public meeting before the public hearing,” stated Laing. “Between those two it should give everyone a chance to give their opinion.”

Council is considering a delegation in August to give residents an earlier chance to have their opinion heard about the new project.

The official public hearing will be September 10.
