Valley Park Manor finally demolished, soon back up for sale

The long-emptied Valley Park Manor, which has sat empty in Red Deer’s Riverside Meadows area since 2010, has been demolished.

Work began in the fall with reclamation and final stages of demolition ongoing. It should be finished by March 2024, Alberta Health Services says.

“Demolition and remediation work has been supported by a $2 million rural revitalization grant. Once work is complete, the property will be put back on the market later this year,” AHS says in a statement.

“Since the closure of Valley Park Manor, maintenance costs at the property have decreased from $50,000 per year down to approximately $5,000 per year as utilities were shut off and ground maintenance work like snow clearing minimized.”

AHS said in 2018 that it was placing the property on the real estate market in hopes of finding a private buyer.

Located at 5505 60 Ave., across from Fairview Elementary, The City of Red Deer notes the property is currently zoned DC26, which includes uses such as nursing homes, housing, daycare and schools.

Over the years, The City says, municipal enforcement and RCMP checks have routinely been conducted at and around the site.

It says it last received complaints about the long-vacant property in September 2022.
