Local home sales below average in April

April was a down month for local home sales.

MLS numbers shared by the Central Alberta Realtors Association show 360 residential units were sold last month, down 6.3 per cent from April 2018.

So far in 2019, 1,004 homes have been sold in central Alberta, a decrease of 12.1% from the same period in 2018.

Province-wide sales activity edged up 2.6% last month compared to April 2018.

The dollar value of all home sales in April 2019 was $105.9 million, down 5.7% from the same month in 2018,

Inventory is up slightly as there were 1,071 new residential listings in April 2019, a 2.7% increase on a year-over-year basis.

Active residential listings in central Alberta numbered 3,945 units at the end of April, down just 0.5% from the end of April 2018 but still historically elevated, the association notes.

Sales of all property types numbered 388 units in April 2019, down 4.2% from April 2018. The total value of all properties sold was $123.2 million, falling 5.2% from April 2018.
