More homes coming to two newer Sylvan Lake areas if amendments pass

A slew of additional residential units could be coming to two relatively new neighbourhoods in Sylvan Lake.

Iron Gate, which goes back to 2018, and Grayhawk, going back to 2021, will begin an expansion of homes soon, if town council passes second and third readings of amendments to the Land Use Bylaw.

First readings were given Feb. 10, with public hearings for each coming up March 10.

For Iron Gate, a 9.8-acre portion of the quarter section is proposed to be redesignated to High Density Residential District (R3).

Part of this amendment will also see two sites be advertised for sale for up to one year, to be used for a social care facility — such as an adult care residence, day care facility, and/or place of worship.

If not sold within the year, those parcels would revert back to the designated residential use.

As for Grayhawk, the similar redesignation affects a 2.7-acre area, transitioning zoning from High Density to Narrow Lot Duplex Residential District (R5A).

Between the outline plan amendments and those to the Land Use Bylaw, this will provide both areas the ability to develop more residential communities,” says Calvin Symington, a municipal planner at the town.

“Our hope is always that more people will come live here. These changes also give people a variety of housing options.”
