Red Deer County approves in principle Bowden’s annexation of 102 acres of land

Red Deer County council have approved in principle to the Town of Bowden’s annexation of roughly 102 acres of land.

At their meeting on Tuesday, council approved the proposed Notice of Annexation Application for the land west of Highway 2 and north of Township Road 344.

The Town says the land falls within the North Bowden Industrial/ Commercial Area Structure Plan and has been identified for commercial and industrial uses including a storm water management pond, public utility lot and internal roads. They say the annexation would grow their non-residential tax base.

While the town states they have available commercial land east of Hwy 2, the landowner does not currently have plans to develop.

In August 2023, the town authorized administration to proceed with the notice to the county, which was then received in November that year.

Initially requesting an annexation of 93 acres, the proposal was expanded to include portions of Twp Rd 375 and Range Road 11.

Town officials say there would be no cost incurred on them for the annexation as the landowner, 1849791 Alberta Inc., has agreed to fund servicing extensions.

The Town is proposing to hold a public open house on March 14, 2024, at the Bowden Community Hall (2101 27 Ave.) from 5:30-7:30 p.m. on the matter.

The County’s approval in principle is pursuant to the Town’s proposed process for negotiation and consultation.
