Slow home sales in Rocky, but county acreages moving fast

The number of homes sold in April in Clearwater County and Rocky Mountain House has nearly doubled since 2019 and almost tripled from the same month last year.

This according to the latest numbers from the Central Alberta Realtors Association (CARA).

The average home sale price in Rocky has gone up nearly $30,000 since 2019.

Century 21 Realtor Larrissa Kalyn stated that can be deceiving, however.

She noted that while the number of homes sold has gone up, many sellers have had to reduce their price many times over, and the increase in “average” sale price is because more higher-end homes are beginning to sell.

Kalyn said last year at this time in Rocky and Clearwater County, only 63 homes had sold where as this year there have been over 150 sales.

She noted county acreages have seen an increase in sales and sale price of late from an influx of remote workers.

“We are seeing a lot more people buying acreages from Calgary and Edmonton because they’ve switched to doing remote work.”

Kalyn said that they have also seen a fair number of individuals from B.C. purchasing homes in the County as well.

Clearwater County residents are seeing their homes sell faster on average by up to 30 days. However in town, real estate is taking much longer compared to other years, with the average home being up for sale for nearly 189 days before a buyer is found.

Kalyn mentioned that in previous years real-estate usually got quite in the summer months and wouldn’t pick up again till September, but lately things have been “unpredictable.”
