Red Deer sees uptick in September home sales

Home sales in Red Deer in September were the highest they’ve been in the last four years.

According to the latest report from the Central Alberta Relators Association (CARA), the number of residential units sold in the city last month numbered 140 – up from 118 in the same month last year and 133 in August.

Year to date, 940 units have been sold in Red Deer so far – down from 1,033 sold at this point last year.

The average sale price last month was $298,918 – down from $314,657 in August and $311,525 in September, 2019.

On average, it took 67 days to sell a property in Red Deer last month – the same as in August, but down from 74 days in September last year.

For the entire central Alberta region, 484 units were sold in September – up from 392 in September of last year and 403 in August.

Year to date, 3,245 units have been sold, while 3,296 units were sold at this point last year.

The average sale price throughout central Alberta last month was $318,364 – up from $310,802 in August and $298,583 in September, 2019.

On average, it took 98 days to sell a home in central Alberta last month – down from 102 days in August and 106 in September, 2019.

Allan Melbourne, President of the Central Alberta Realtors Association says the numbers reflect a variety of influences on the market.

“I think it’s a relaxation of COVID, the low interest rates, the federal government throwing $350 billion into the economy I think helps,” he points out. “And we’ll see what this snowfall is going to do. The snow and the colder weather might slow things down a little bit but there’s still some pretty good demand out there for some housing, so I’m guardedly optimistic.”

“With the low interest rates and the inventory that’s there and the prices that are there, I think it’s a great time for people to make a move,” continues Melbourne. “Whether it’s a first time homebuyer or somebody selling their current home and moving up or moving down or just making a switch, I think it’s a great time to make that move.”
