Demand for industrial land in Red Deer spurs rezoning application

City of Red Deer administrative staff say an increase in demand for larger industrial lots is a positive sign for the local economy.

“In the last six months we’ve had inquiries, more interest (and) more businesses looking for different opportunities,” says Wade Martens, land co-ordinator for the city. “There’s been a bit of an uptick.”

Martens says the last few months have seen a variety of businesses express interest in setting up shop in Queens Business Park, including oilfield service, logistics and highway maintenance companies.

As a reflection of the increased demand for industrial property, an application has been submitted by the Land and Economic Development department to rezone five acres in Queens Business Park from C-4 commercial to I-1 industrial.

“This now gives us a seven acre parcel to suit clients and their needs. It creates flexibility and more opportunity for economic development and inquiries,” Martens explained.

“There is more demand right now for larger industrial parcels than there is for commercial in that area,” said Planning Manager Emily Damberger, who noted commercial land is available in other areas such as the Riverside Light Industrial Park should demand for it arise.

Damberger also says the proposed rezoning for the parcel at Queens Drive and 75 Avenue aligns with the direction of the Municipal Development Plan (MDP) and overall intent of the West QEII Major Area Structure Plan and Queens Business Park Industrial Area Structure Plan.

The proposed amendment was circulated to landowners within 100 metres of the subject site with no comments or concerns received.

Three amendments to accommodate the rezoning were given first reading by city council on Monday. A public hearing is scheduled for March 2.
