MPC approves Hazlett Lake subdivision

The City of Red Deer’s Municipal Planning Commission has granted conditional approval for the subdivision of lands straddling the City – County municipal boundary along Highway 11A.

The subdivision is a unique situation in that it includes two parcels approximately 111.4 and 207.6 acres in size, with the subdivision to ultimately create four parcels of land.

One of the two subject parcels straddles the City-County municipal boundary, with the City and County addressing the jurisdictional issue through an agreement that allows the City to act as the subdivision authority for the subject lands.

Under the Land Use Bylaw, the subject land within the City is designated Future Urban Development District, and the portion of the subject land in Red Deer County is designated Agricultural District.

There is no change of land use designation proposed as part of this subdivision application, and no development is proposed at this time.

Further rezoning, subdivision, and development of the subject lands within the City is expected to occur in the future in accordance with the Hazlett Lake Neighbourhood Area Structure Plan (NASP).
