Commercial development coming across from Westerner

The first phase of a new commercial development across from Westerner Park has been given conditional approval.

On Wednesday, The City of Red Deer’s Municipal Planning Commission gave the thumbs up to a development permit application from Tricon Developments Inc. in the Sunnybrook south area.

Tricon is looking to develop a mostly empty 9.9 acre area at 4718 19 Street.

The option approved by MPC includes a nearly 3000 square metre commercial building with underground parking and 130 parking stalls.

Conditions that must be met before construction can happen include a revised site plan which shows a para-ramp to access the sidewalk at the parking lot’s east side, revised drawings which conform to The City’s design guidelines, as well as clear indication of an Emergency Services access route.

In Tricon’s letter of intent, they state that the landowner’s intent is to occupy a 3-storey mixed use retail/commercial facility. Phase 2 would include a gas station, financial institutions and other commercial retail units.

The developer will be required to submit a new development permit application before moving ahead with the second phase.
