Sandy Point Resort developer on hook to pave road

The developer of a popular resort on Gull Lake is going to have to pay up to have its road paved.

Calgary resident Michael Castella, who owns a lot at Sandy Point RV resort, presented a petition to Lacombe County council on Thursday informing them of just how poor shape the road is in leading to the resort.

The petition states traffic has increased due to the newly opened public beach and boat launch causing Range Road 11 to come into disrepair on a much more frequent basis. It goes on to say the road can become very dusty when dry and extremely muddy and slick when rainy.

According to the development agreement signed no more than five years ago between the County and Delta Land Co., the developer is obligated to pay for repaving once traffic counts reach a certain threshold, in this case 400 vehicles per day.

The latest 2017 traffic counts from this summer show an average closer to 500.

“It’s kind of been a little hidden gem or a best kept secret and with it being really a very nice summer and some really great weather,” says County Reeve Paul Law. “It was taking some pressure off Aspen Beach and when that’s full, I know they close the gates in there when there’s no parking, so on a really nice day, they’re sending them down to Sandy Point, so that’s increasing it as well.”

Castella, who is on the condo board for Sandy Point lot owners, says council made the right call.

“How long it’s going to take is going to be the question, but if you look at the other campgrounds here, you see that where the beach is full, you’ve got a lot of other people that don’t even know of this new development,” he says.

“Once they find out, they’re travelling down those roads, bringing down their boats and their campers. This is going to create some action down there and that road’s only going to get busier.”

The cost for the developer to complete the 75mm lift on the road is about $1.75 million.
